How do I get to class?
Highlander at North Campus is located less than a mile from the UCR campus, making it an easy walk, bike ride, or short drive. The community also offers convenient access to public transportation, with bus stops at Blaine and Iowa and service via RTA routes 10, 56, and Route #1 to UCR.
Are apartments fully furnished?
Yes. All apartments at Highlander at North Campus are fully furnished, including both private bedrooms and shared living areas.
What is included in a furnished apartment?
Furnishings include a bed frame, mattress, desk, chair, drawers, nightstand, couch, coffee table, and dining chairs.
What size is the mattress?
Studios and private bedrooms include full-size mattresses. Shared bedrooms include Twin XL mattresses.
Is high-speed internet already set up in my apartment?
Yes. High-speed internet is available in every apartment, as well as throughout the community.
Are the fitness center and study rooms open 24/7?
Yes. Residents have 24-hour access to the fitness center and all study rooms.
What are the study rooms equipped with?
Study room include TVs, wireless screen sharing, and whiteboards to support both individual and group study.
Is this community pet-friendly?
Yes. Highlander at North Campus is a pet-friendly community. A maximum of two pets (dogs and/or cats) are allowed per apartment. There are no breed or weight restrictions. Pet deposits are $500 per pet, and monthly pet rent is $75 per pet.
Is parking available?
Yes. Multiple parking options are available, including reserved parking, carport parking, and garage parking. Rates vary by parking type.
How does package pickup work?
Our community offers a 24/7 package pickup system, allowing residents to retrieve deliveries securely and on their schedule.
Are community events or social activities offered?
Yes. We host regular community events and social activities throughout the year, including game nights, holiday celebrations, and other resident-focused events. Residents can find upcoming events in the community newsletter.
Do I need to be a student to live here?
Yes. Highlander at North Campus is a student-only community. Applicants must be actively enrolled students to qualify.
What is an individual lease?
An individual lease means you are only responsible for your portion of the rent and not for your roommates' payments.
What is an equal installment lease?
Can I request specific roommates or apartments?
Yes. You may request roommates or apartments. While we do our best to accommodate requests, all placements are based on availability and cannot be guaranteed.
Do you offer roommate matching?
Yes. We offer roommate matching through RoomSync. After signing a lease, you'll complete a profile based on your lifestyle and preferences and can match with other residents who have signed a lease for the same floor plan.
How do I know my room is reserved?
Do I need renter's insurance?
Our company requires that all residents have $100k liability coverage. For your convenience, we offer a plan to fulfill this requirement. The cost for this plan is $17 per person per month (through 2026). You may waive this coverage if you already have liability insurance through another provider however, you must submit a copy of your policy for review so we can ensure it meets our property requirements. Opting out of plan coverage and submission of an alternative policy must be done within our portal https://portal.confirminsurance.com/s/.
We also offer Personal Contents Coverage (PCON) for $5.50 per person per month (through 2026). Though this is not mandatory, if you would like to waive this coverage you must opt out of the plan within our portal https://hra.confirminsurance.com/ppp-opt-out.
What utilities am I responsible for?
Highlander at North Campus offers flat-rate utilities, making monthly expenses predictable and easy to budget. Please contact the leasing office for details on current rates.
What is Boom?
Boom is an optional service that allows residents to build credit by reporting on-time rent payments to credit bureaus.
What is the RV Index?
The RV Index is a screening tool that evaluates applicants using multiple financial factors beyond traditional credit scores, helping create a more inclusive qualification process.
Can I relet my apartment if my plans change?
Yes. Residents may relet their lease at any time. A $500 fee applies, and the original resident remains responsible for the lease until a qualified replacement signs.
